Property Taxes, Insurance and Escrow

November 2nd, 2019 at 08:09 pm

Ugh received my tax bill and it’s $2,000, the ad valorem crap that’s on the invoice, I voted no on before I owned a home. It ticks me off that people don’t educate themselves before voting on things. That’s a different topic.

My insurance renewal came in at about $950, not bad compared to other rates.

Now when I check my escrow account the balance is about $4200, so it’s obvious I’m well over. Now I need your help. Given this years taxes and insurance is about $1200 less than estimated. What should I expect? 1) will I get the money back? 2) Will it rollover to next years and my monthly payments reduce? Or 3) I’ll receive a refund, and payment will still reduce?

Next I have an event tonight, I’m wearing a dress in my closet. My sister calls to tell me she found me a jumpsuit. I tell her I don’t have the money and I’m wearing my dress. She insists on buying and I pay her back. I told her no. What is wrong with people?

I am not sure. I have never been over by that amount. For me, I have either not owed anything extra for escrow, so I guess that means I was over by some amount. Sometimes, I owe something extra for escrow and I save up for it over the year.

My mortgage company does an analysis once a year. They adjust the payment and refund any excess.

You might want to go back in and edit that first sentence. After the comma it doesn't make sense and makes it hard to figure out what you are trying to say.

In the past, our mortgage company lowered the monthly escrow payments the following year when we had an overage like that. Today we pay our insurance and property taxes directly so it's not an issue.

Why did you pay your sister for something you don't want? You're reinforcing her behavior. Instead say "no thanks" and she can return it.

@LR thanks. I don’t know what happened smh
@ Jenn, I didn’t pay her. She was insisting on purchasing even though I told her no

Most of us don't like large tax bills. But it sounds like you are mad because other people voted different and then assume they were therefore uninformed if they voted that way? Where's the proof? They may just have a different view or opinion on government and taxes. Why do you have a mortgage and not know how they handle your escrow? It has to be in the documents you signed at closing. Most likely they do an evaluation each year to adjust up or down. They legally have the right to add in a cushion of money as well for scenarios when taxes go up. I know I really liked the mortgage we had that allowed us to do our own taxes and insurance payments.

CCF you’re absolutely correct. I made an assumption

I’ll rephrase, the county (people’s vote) raised our taxes by 1% (a total of 3) to pay for services for children, in that the funds aren’t going directly to the schools. The teachers union pushed against it and there’s been known corruption with the TPA, not to mention massive lay offs, and school funded programs through this agency that receive the funding shut down. The organization that runs the program is a TPA, to me it makes sense to provide the funds directly to school board and/or schools. What brothers me is that the people know there is corruption, the money isn’t going to the schools, a local paper conducted an investigation, I too have first hand knowledge and yet, it’s on the ballot, and the people vote overwhelmingly.

Regarding the mortgage, when I don’t understand something I ask questions, that was why I posted here. The goal is to get the information so that I can make an informed decision. To my understanding, I would not have expected the escrow to be $1200 more, $50 yes, but $1200, no. Most people I know who had a mortgage always paid more because the escrow was short, so this was new me. Unfortunately the bank is closed, I’ll call to question, when reviewing my closing documents I didn’t catch anything that spoke of an overage, today I plan on going back and rereading.

I’m actually surprised at your comment, but hey to each it’s own.

So to piggy back on your why do you think people don’t know, I’m familiar with escrow, but I’m not an expert, ignorance comes when one does not try to educate themselves and allow others to inform them. When I post a questions here, I don’t take it as the gospel with out researching and asking questions and doing my due diligence to understand.

Lastly, I’m aware of the escrow analysis, one was not completed, its noted N/A, I’m
assuming because this was a new home purchase and it was based on the closing costs. Now that I have completed a year, I’m assuming analysis will be done, I’ll find out tomorrow for sure.

My point is don’t vote yes because someone tells you to, don’t buy things because someone tells you too, etc etc. Yes we all make mistakes, I’m guilty of doing so, yes we are all not subject matter experts in every subject, there fore ask questions

Can't help you on the escrow because we have always paid our tax bills every year as they came.

As for your sister, guess she doesn't get it that you want to keep your spending down and not buy stuff you don't always need. You are right, some don't get it.
